If you’re doing small building work on your home, you might not need to get planning permission if it does not affect the area around it. This is called ‘permitted development’.

Ancillary buildings including sheds, garages, sun-houses, greenhouses etc

In general, this class permits the provision of any building incidental to the enjoyment of the house if it is in the rear. The height of the eaves (gutter) cannot be higher than the 3 metres and no part of the building can be higher than 4 metres.

The part of the building that is within a metre of a boundary cannot be higher than 2.5 metres. The total area covered by proposed and exiting development must be less than half the curtilage.

In the case of houses in conservation areas or within the curtilage of a listed building, the footprint of the ancillary building cannot exceed 4 square metres.

Building standards may apply and a building warrant from the local authority may be required for this type of development.

Garden Rooms Scotland

Most of our garden rooms are constructed under the current permitted planning development regulations, which state that a garden room should be constructed at the rear of your property, required to be at least 1 metre from any boundary and should not take up more than half of your total garden area.

Our Garden Rooms & BBQ Hut buildings are all built within the requirements of the permitted development rights as detailed above, however, it is always advisable to check with your local authority prior to the purchase of our Garden Room or BBQ Hut.

Payment Schedule

Our payment structure is broken down into 3 stages

  1. 40% Initial Deposit – this is placed to secure your order and allows us to commence manufacturing of your Garden Room.
  2. 40% Pre Delivery – a payment is required prior to delivery.
  3. 20% Completion – the final payment is due on completion of your Garden Room.

We supply elevation & plan drawings of your Garden Room prior to its manufacture, therefore ensuring your Garden Room is built exactly as you require.
