Design & Build

With 20 years of experience in building timber kit houses, we have ensured that we construct our bespoke garden rooms to the highest standard, tailoring them to meet your needs at very competitive prices.

In our workshop located in Dumfries, we manufacture our bespoke garden rooms to the same meticulous quality and standards as a modern timber-framed house. They are designed and built to ensure excellence in every aspect.

Garden rooms are designed to breathe. The structure is made using pressure treated timbers, sheeted in 9mm OSB board and then wrapped in a breathable water resistant membrane. This membrane acts as a water resistant barrier to help allow the structure to breathe and preventing condensation. We then form a 50mm cavity by using 38 x 50mm pressure treated timbers at 600mm centres wrapped in a DPC (damp proof course) then clad with Western Red Cedar as standard. Although other cladding options are available.

Once the structure is built, we move it onto your site. Customers can either build their own foundations or we can build it for them. A modern option we provide is to install a ground screw foundation rather than a concrete base. A ground screw foundation provides a solid base without any digging and is mess-free. Unlike our competitors we fit a galvanised steel base under the floor cassette, ensuring you have no unwelcome visitors. 

Once the structural kit is assembled, we fit the insulated composite metal roof, UPVC double glazed windows & doors and gutters, finishing with the exterior cladding & then we move inside.

The structural kit is the skeleton structure of your bespoke garden room and is built in the same way as timber kit houses. We use our house building knowledge & skills to give you a super-insulated comfortable space you can use all year round.

Our preference for cladding is for Western Red Cedar which offers superb durability, but many other options are available. You have the choice of either leaving cedar to naturally turn silver or treat annually with a U.V. coating (follow manufacture’s instructions) to maintain the initial colour. Alternatively, you can have Cedral cladding, Pine tongue & groove, Pine shiplap or other treated claddings – the choice is yours.

To create a natural flow from your garden room to your garden, why not choose aluminium bi-fold doors & windows or uPVC French doors and windows? The colour choices are fantastic and give you either the contemporary or traditional look you want.

Our fully qualified electrician then wires the garden room to include your required sockets & lighting and also fits the consumer unit which will be connected to your house power supply once the internal space is completed.

We fully insulate the floor and all walls to ensure it meets the latest regulations. The insulated composite roof also adds to the insulation values & utilising maximum insulation ensures each garden room we manufacture remains warm in winter yet cool in summer, making them suitable for all year round use, not just the summer!

Once the insulation is completed, we fit the moisture-resistant floorboards and the foil-backed plasterboard to the walls. The foil-backed plasterboard reflects heat back into the building. We then ames tape all the joints, allow them to dry and then return the next day to paint the first coat on the walls.

The joiners then return to fit the skirtings and windowsills and the electrician also returns to second fix all the sockets and lights. The painters then return to final coat all walls, skirtings and windowsills.

All our prices include the complete package, off-site construction, on-site installation by our own fully trained professional installation team. Each high-quality garden room is installed at your house with the minimum of disruption, typically within 7-10 working days and normally without the need for planning permission. Our construction methods from foundations to finished interior provide the complete package at a fixed price.
